Terms and Conditions
General
When booking the rental of a property, Tropical Homes and Weddings Co., Ltd. acts as an agent on behalf of the owners or management of the property. All bookings are made subject to acceptance of the terms and conditions set below.
Bookings
Provisional Confirmation of Availability
Upon receipt of a request for availability, the applicable villa rates and the amount of deposit required will be confirmed.
Rates
Villa rental rates quoted by Tropical Homes and Weddings Co., Ltd . are on a per night basis and quoted in US dollars . Rates quoted allow for maximum occupancy of the villa as shown on the web site.
Initial Deposit
An initial non- refundable deposit 30% of the villa rental is required to confirm a booking.  If 30% deposit  are not received within 7 days, the reservation shall be deemed to have been cancelled. For bookings of less than one week, or bookings made within 30 days of arrival, full payment is required at the time of reservation.
Balance Payment
Payment of the outstanding balance must be received at least 30 days prior to the arrival date. Should Tropical Homes and Weddings Co., Ltd. not receive the balance by the due date, we reserve the right to cancel the booking and cancellation charges will apply.
Cancellation
You may cancel your reservation at any time by notifying us in writing by email. The following cancellation terms apply:

• More than 30 days prior to arrival - The booking deposit of 30% is not returnable under any circumstances.
• Less than 30 days prior to arrival - The total cost of villa renting is not returnable under any circumstances.
• In the event that you cancel the booking or shorten the period of stay after payment of the deposit and/or balance, there is no any refund will be made.

Arrival & Departure Times
Guests should note the check-in time is after 2 pm., and check-out time is prior to 12 noon, unless otherwise specified or agreed. Account will be taken where possible of flight arrival/ departure times.
Villa rules
The management of the villas reserves the sole and exclusive right to request any guest to vacate a property in the event of any of the following cases and rental fee shall be forfeited.

• The number of people staying at the property must not exceed the maximum capacity specified, except in the case of infants (under two years old), or unless specifically authorized.
• All villas are NON SMOKING indoor any breach will terminate this agreement immediately.
• No pets allowed.
• Any other illegal or immoral activities are done within the private boundaries of the property (eg: use of illegal drugs, illicit pictures and movies)
• Any illegal activities with under-age individuals are witnessed (guests would be summoned to the local police).
• Male or female joiners are invited over to the property, as non-registered guests.

Security Deposit

  A security deposit of USD$ 500 held during staying period. This is to cover the cost of any damage or breakages during the rental period of the Villa or their contents. This amount will be returned to you at the time of departure, less any such costs.
Conduct & Behavior
The person making the reservation is held responsible for the correct and appropriate behavior of the guests staying at the villa. Should any member of the party not behave in such a manner, the villa owner/management or Tropical Homes and Weddings Co., Ltd. representative may at their absolute discretion ask the offending guest(s) to vacate the villa forthwith. Firearms, deadly weapons, pyrotechnics, prohibited drugs, and gambling are not permitted.
